Real Estate Services
Contract Review – $300 – a comprehensive review of a purchase contract for a residential property and a consultation with client reviewing all aspects of the contract. (Review of additional documents is additional and will be billed separately at $160 an hour).
Real Estate Purchase Contract or Lease Drafting – $400 – includes working with either buyer/tenant or seller/realtor/landlord in the creation of a residential real estate purchase contract or lease.
Request to Remedy Unsatisfactory Conditions – $200 – includes working with buyer’s realtor in drafting and submitting Request to Seller and negotiation of remedies.
Closing Representation – $500-$750 – includes a review of the title commitment and TRID Statement when available prior to closing and attendance at Closing. Before or at the closing, every document you sign will be reviewed with you so that you will have familiarization with the documents. If issues arise at the closing table, every effort will be made to resolve the issues at that time.
Title Search/Exam/Opinion of Title/Certificate of Title – $250-$1000 (depends upon complexity of title search)
Closing/Settlement Fees – $500-$1000 (depending upon location, parties involved # of documents etc…)
Document Preparation (Deed) – $75-$125
Lender’s Documents – $200-$500
Recording of Documents – $50-$100 (depends on location and number of documents)
Lender’s Package/Courier – $30
The above services are for one property with one seller/landlord or buyer/tenant or Refinance. Any services provided outside of the explicit descriptions above, such as review of additional documentation will be billed separately. Furthermore, these services are for residential sales/purchase/refinance. Commercial Transactions will be billed at $160 an hour or a higher Flat Fee.
Business Formation/Tax Representation Fees
LLC/ Partnership Formation – $600-$1,500 – Depends on number of members, complexity of the arrangement etc.. – $160 an hour for complicated Partnership Agreement/Operating Agreement for Commercial Real Estate Transaction or Family Limited Partnership/LLC or Professional Partnerships/Associations.
- This service includes consultation, deciding on a business name, registering Name with State, creating and executing an Operating Agreement/Partnership Agreement, preparation of the Articles of Organization, final meeting to execute documents, filing your Articles of Organization with the State, obtaining tax identification number, create corporate records binder, create Membership/Stock Certificates.
Corporate Formation – – $750-$2,000 –Depends on whether it is for profit or non-profit, number of stockholders, board members etc…
- This service includes initial consultation to decide how to incorporate, drafting the State and local documents, including Articles of Incorporation, ByLaws, Election of Directors, Initial Resolution of Directors, and Share Certificates. Applications for Exempt Status under the IRS for Non-Profit Corporations shall be $350-$1000 depending upon complexity size of business.
- Additional costs apply for Buy-Sell Agreements, Non-Disclosure/Confidentiality Agreements, Contribution Agreements, Restricted Stock Purchase Agreements, Shareholder’s Agreements. (These Agreements will range anywhere from $150-$500+ apiece).
Business Tax Preparation – – from $250-500 for sole proprietor to $1,500-$2,500 for more complicated LLC/Corporate/Partnership.
– Form 1040 and State Return without itemized deductions – $125
– Itemized 1040 with Schedule A and State Return – $200
– Form 1040 Schedule C (Business) – $200
– Form 1065 (Partnership) – $500
– Form 1120 or 1120S (Corporation) – $700
– Form 1041 (Fiduciary) – $400
– Form 990 (Tax-Exempt) – $600
– Schedule D (Gains and Losses) – $125
– Schedule E (Rental) – $125
– Schedule F (Farm) – $150
Estate Planning Fees
Basic Will Plan includes the following:
- A “Basic Will.”
- A Durable Financial Power of Attorney
- A Health Care Power of Attorney
- A Living Will
$450 Individual or
$625 Couple
Family Will Plan includes the following:
- A Will with one trust Provision for children and/or grandchildren
- A Durable Financial Power of Attorney
- A Health Care Power of Attorney
- A Living Will
$600 Individual or
$750 Couple
Complicated Trusts (i.e. GRIT Trusts, A/B Trusts, QTIP Trusts, Charitable Trusts) will be billed separately based upon the complexity and assets involved and are usually at least $1000-2,500.
Joint/Survivorship Deeds if required/requested are $100 per Deed.
Appellate Representation
I accept juvenile and criminal appeals and will cover many counties across Ohio. My services for Appeals range from $2500-$7000 plus costs for filing and transcripts/documents depending upon the number of Assignments of Error and complexity level of the matter.
